Negative opinion of buyers is only 2.4%, promoting online real estate transactions against the background of deregulation debate
As part of the utilization of technology in real estate transactions, we implemented 100 IT explaining important matters by video call (commonly known as IT explanation of important matters) in a social experiment promoted by the Ministry of Land, Infrastructure, Transport and Tourism from October 1, 2019 to April 30, 2020. Regarding the sale and purchase of investment real estate, which has been advanced in the technology of transactions within our company, and also by the progress report of the Ministry of Land, Infrastructure, Transport and Tourism, we confirmed that it contributes to the realization of operational efficiency of real estate transaction specialist and the improvement of convenience for buyers.

We are promoting the use of technology in each process of real estate transactions with the aim of realizing “one-click real estate purchase”. From October 1, 2019 to February 25, 2020, the Ministry of Land, Infrastructure, Transport and Tourism launched the "Social Experiment on Explanation of Important Matters Using IT for Buying and Selling Transactions Including Individuals," which was started with the aim of promoting the use of IT in real estate transactions. By the date, 5 out of 59 registered companies in the social experiment had implemented a total of 143 IT explanation of important matters (* 1). In our real estate investment service that specializes in pre-owned condominiums in central Tokyo using AI"RENOSY ASSET Condominium Investment" 100 IT explanation of important matters were implemented for customers (buyers) in 7 months (October 1, 2019 to April 30, 2020.) By using video calling, our real estate transaction specialist do not have to actually meet the buyer, and business efficiency has been improved. In addition, according to the progress report of the Ministry of Land, Infrastructure, Transport and Tourism, 60.8% of the buyers answered "I want to continue using it (IT Explanation of important matters)" in the questionnaire after the implementation, and only 2.4% of buyers answered "I do not want to use it."
In the future, based on the results of this social experiment that will be conducted until the end of September 2020, transaction methods for real estate sales contracts, which are based on face-to-face and written delivery, will be reviewed. In addition, in response to the government's review of the "face-to-face, paper, and stamp" culture due to refraining from going out, it is estimated that the onlineization of various transactions will accelerate in the future.
We will focus on preparing manuals and communicating the significance of our efforts so that our employees can take on the challenge of these new initiatives, and will work to promote real estate transactions that give our customers peace of mind.
