Our group company, ITANDI, Inc., which uses technology to smooth real estate rental transactions, and PinT, Inc., which is a Tokyo Electric Power Company Group's electric power company, linked "PinT with Rental", a business efficiency improvement service for rental management companies provided by PinT, and "ITANDI BB", a one-stop service for real estate leasing business provided by ITANDI.
This has made it possible for rental management companies to automate the switching of electric contracts when previewing rental properties. This service will be put into operation by two rental management companies from July 2020.

◆ Background
In recent years, the spread of smart meters has accelerated, and it is expected that smart meters will be installed in almost all properties by the end of 2023. In the past, the amount of electricity used for each property was measured by the meter reader of the electric power company going directly to the electricity meter installed in each property, but with the spread of smart meters, it has become possible for the electric power company to measure the amount of electricity and to energize remotely.
For rental properties, electricity stop more strictly and could no longer be used on the day after when the resident moved out and terminated the contract with the electric power company. Since electricity is used for room cleaning after moving out and for previewing new tenants, the rental management company must conclude a separate power contract for each vacant property by telephone. This work may take 15 to 30 minutes (*1) per property during the busy season of moving. In addition, the current situation is that the business of the rental management company is overloaded, with invoices for electricity charges being sent on paper for each property.
Furthermore, residents are required to provide their residential address and other personal information when they move in and apply for electricity, which is very troublesome.
◆ Overview
This time, PinT's business efficiency improvement service for rental management companies "PinT with rental", and ITANDI's one-stop service for real estate leasing business "ITANDI BB" are linked, and we have started to automate the switching of electric contracts at the time of previewing rental properties.
As a result, the rental management company can use electricity simply by entering the preview date on"ITANDI BB" , no need to call the electric power company to apply for a contract including the cancellation procedure of electricity when a new move-in occurs. In addition, a summary invoice will be issued for all properties, which can significantly reduce the cost of payment processing. Until now, if the rental management company needed a power contract for 100 properties when they were vacant, there were cases that calling the power company for 100 properties and process the paper invoice for 100 properties. By automating this work load with this service, it is possible to improve the work efficiency and productivity of the rental management company.
In addition, tenants can apply for electricity from "ITANDI BB" with the personal information required for application linked at the time of the lease contract. This service will be operated by two rental management companies from July 2020.
