Koiwa is located on the eastern edge of Tokyo, and the nearest station is Koiwa Station on the JR Chuo and Sobu lines. While the location is convenient for business districts such as Akihabara and Shinjuku, there are several shopping streets in front of the station, and the town is bustling with long-established individual stores. It borders the Edogawa River, and after the war, many restaurants opened around the floating market known as "Koiwa Venice Market," and it developed into a bustling downtown area. Even today, the reclaimed land is lined with restaurants, authentic ethnic restaurants, supermarkets, and more.
In 2010, the JR Koiwa Station Area Urban Development Council (*4) was established, and Edogawa Ward drew up a master plan for urban development for the Koiwa area entitled "100 Years of Prosperity" (*5), which led to multiple real estate developers embarking on redevelopment. A commercial facility directly connected to the station will open in 2024, and high-rise apartment buildings are scheduled to be built in the future. The mix of old and new cultures, such as shops that retain the atmosphere of the old town and new spots created by redevelopment, as well as foreign culture, is sure to make this a unique and attractive area.

Nakano is home to Nakano Broadway, a mecca for subculture, and is a popular area both in Japan and overseas. Near the station are shopping arcades such as Nakano Sun Mall Shopping Arcade, and its cafes and izakayas with a Showa retro atmosphere are popular photogenic spots with Gen Z.
There are 11 redevelopment projects underway around Nakano Station (※6), with the construction of "NAKANO Sunplaza City (tentative name)," which will house homes and offices on the site of "Nakano Sunplaza," which closed in July 2023 due to aging and other reasons, attracting particular attention. In addition, "Nakano Station Residence" and "Sumitomo Fudosan Nakano Ekimae Building" are scheduled to open in front of the station in 2024, and construction of high-rise apartment buildings is planned in the future, which is expected to attract further population. The Osaka-Kansai Expo will be held in 2025, and a new station called Yumeshima Station on the Osaka Metro Chuo Line is planned to be built in Yumeshima, the site of the expo (※8). This will make it possible to travel to JR Osaka Station and Umeda Station on the Osaka Metro Midosuji Line in just under 30 minutes.
Although there are no plans to build residential buildings on Yumeshima, the opening of an Osaka IR (※9) is planned in addition to the Expo, so it is expected that population movement to Yumeshima and other waterfront areas will gain momentum. With this in mind, it is expected that the area along the railway line from the waterfront area to the Umekita area will also attract attention. Specifically, the area along the Osaka Loop Line that runs from Bentencho and other areas along the Osaka Metro Chuo Line to the Umekita area will attract more attention, and this is expected to liven up the entire city of Osaka.
