RENOSY, the online Real estate investment service brand operated by our company, has redesigned the My Page, where any owner of investment real estate can register. This allows customers to quickly access information that is in high demand, improving convenience and operability.

Key Points of this Case
The overall design of My Page has been renewed to improve usability and operability.

  1. The home screen design has been significantly changed. The list of registered properties is now easier to view, and a property detail page has been added.

  2. Change display period of investment property AI appraisal from 6 months to entire period

  3. The balance simulation page has been updated to show at a glance the total balance upon full loan repayment and the age at which the balance will be in the black.

◆About RENOSY My Page for customers who own investment real estate

RENOSY is a service that utilizes AI and other technologies to provide a one-stop online process for Real estate investment, from consideration to purchase, management, and sale. When selling investment real estate, the service uses a highly accurate method of calculating the selling price of investment real estate linked to the estimated rent predicted by AI (investment real estate AI appraisal), allowing you to more accurately grasp the value of your property. Other features include an "income and expenditure simulation" that allows you to forecast your income and expenditure situation by registering information such as the loan amount and interest rate of your investment property, and a "sales offer receipt" function that allows investment property owners to express their desired selling price.

We have made repeated improvements and added new features to meet the needs of our customers, and in November 2023, we celebrated the third anniversary of the release of My Page. We have re-examined My Page and renewed its design to make it easier for customers to access the information they want to know.

◆ Details of the design renewal of RENOSY My Page

(1) Home screen design change (to be released at the end of October 2023)

The home screen design previously displayed information about all properties owned, but by displaying each property in a card-type format, we have made it more compact. In addition, we have added a new details page for each property that can be used when you want to know more about the property. This design change has significantly reduced the amount of scrolling, making it easier to access the information you want.

(2) Change in the display period for AI appraisals of investment properties (to be released at the end of October 2023)

After registering, the AI valuation of your investment property is displayed on a monthly basis. With this renewal, we have changed the design to display the entire period for which the AI valuation of your investment property has been conducted, starting from the most recent 6 months. This change was made in response to customers' needs to check long-term trends, making it easier to understand the valuation changes and real estate price trends.

Due to changes to the home screen design and the AI appraisal display period, the utilization rate of the main functions of My Page increased by approximately 30% (comparing the monthly average values from August 2023 to October 2023 with the figures for November 2023).

(3) Changes to the income/expense simulation design (released December 5, 2023)

In the income/expense simulation function (※1), we have created an area that brings together the current month's income/expenses, cumulative income/expenses, cumulative income/expenses at the time of full loan repayment, and the age at which the cumulative income/expenses will turn black for each property. This makes it easier to understand the income/expense situation of a property at a glance.

Furthermore, by installing a chatbot within My Page, customers can now easily ask for advice on small queries or concerns, such as "I want to know how to use My Page" or "I want to discuss my income and expenses," and My Page has been transformed into one that allows for two-way communication with customers.

Taking advantage of the third anniversary of the launch of RENOSY My Page in November 2023, we have completely reconsidered the structure of the product in order to make it even more powerful in the future. ◆About AI appraisal of investment real estate

This function is for property owners who can check the appraisal value of their real estate (※2) calculated using the income capitalization method linked to the estimated rent predicted by AI on their RENOSY My Page. This allows RENOSY My Page to distinguish between the appraisal methods for properties owned for residential purposes and properties owned for investment purposes, and meet the needs of customers by providing more accurate appraisal values.

(※1) The income/expense simulation is a function that allows you to input information about your owned property, such as the investment property's property details, repayment period, and management method, to simulate the remaining debt, etc., if you continue to hold the property.
